A spirited brand and go-to-market strategy for a CCRC built for the real Boomers
Sooner Station is a first-of-its-kind continuing care retirement community (CCRC) in partnership with the OU Alumni Association. Located in Norman, OK, this 55+ community offers residency filled with the pride and action of its Big 12 college town namesake. The Sooner Station concept was developed by MedCore Partners, but they needed a partner to complete the branding, develop collateral, and implement a pre-lease quota strategy.
The lease-up marketing plan for Sooner Station started at the pre-construction phase of the development; a full 18 months prior to the community’s grand opening. Knowing that resident buy-in starts at first glance, we missed no detail in the messaging and ad placement specifically aimed at alumni looking to carry on their spirited celebrations as they graduate into another exciting phase of their lives. The targeting was expanded to include direct mail and other sales collateral to help fulfill the pre-lease goal; with unparalleled success, the community was immediately embraced by enthusiastic potential residents with phase 1 of the development on a waitlist months before opening day. All touchpoints drove to the new website, built to showcase the best of life in the Sooner state of mind.
From start to finish, this unique opportunity was a celebrated win. Website traffic was increased 111% by organic search and 22% by direct search. Our digital media push averaged a 1.22% CTR with In-need placements (benchmarked at .50 to 1.05%) and stunning 16.35% CTR with PPC placements (benchmarked at .10% - .75%). We even brought together 44 new neighbors, credited by move-ins referred from the website (27 new leases) and Google (17 new leases).
